Contemporary Canal House by Sander Architects
The modern Canal House is based on two ideas, fashion and function, according to Los Angeles-based Sander Architects – the creative forces behind this contemporary home. The home’s composition of three cubes divides its living areas from the home office. “The house sets up an opposition between studio and residence: work/live, sky/earth, idea/body,” according to the architects. The work studio is a raised volume, enclosed in a window with horizontal “fins” on one side and three transparent walls on the others, allowing natural light to permeate the space and lend an “outward” effect. The home’s living areas are more down-to-earth – literally – taking their place at ground level. Opaque walls offer privacy and put the focus inward, where artful details are an architectural inspiration. An open-to-above dining area is open concept, connecting to the surrounding living areas and a kitchen, which are wrapped in translucent parachute nylon fabric. Encircling the outer edge of the interior is a winding staircase that makes its way from bottom to top, offering a view from above and maintaining the home’s wide-open feel. Sander Architects.

A Luxurious Contemporary Family Home
The project philosophy from the outset was to create a luxurious contemporary family home. It needed to accommodate the clients’ love of entertaining, their extensive artwork collection and a desire to connect to the natural environment outside. The interior and exterior living and entertaining spaces sit side by side on the ground level, separated by floor to ceiling glass walls and sliding doors. These doors open to a 25 metre lap pool, which runs the length of the building and provides natural cooling to the living areas. via

Marco Zordan is an engineer-designer within the wood industry. His creations represent a fusion of natural-wood materials, computer technology and entertainment electronics. The monitors, the plasma screens, the loudspeakers, the special subwoofer – which also serves as a light source – provide the basic equipment which Marco Zordan magically frames with a wooden and leather casing to create a unique and harmonious atmosphere for both classical and modern interiors.

This recent modern residential / house design project that has been completed in september 2009 located in Kuala Lumpur, Malaysia is designed by Arkitek Axis. This modern malaysia home design is conceptually a U-shaped plan which interlocked with the central landscape and swimming pool area.
This house is consisted of 3 storey plan with living, dining and dry kitchen area interlocking around the central pool area on ground floor level, which articulated by long perimeter of full height large glazing, timber deck terrace and suspended concrete platform, forms a permeable and remarkable views towards out to the external pool landscape area. The dining with sliding doors opens up to the central pool area and form an important axis.
The first level of this malaysian residential design is consisted of three bedrooms with family hall at the central to open up to the balcony and overlook down to the landscape pool area whereas the infinity pool with roof top garden is located on the second floor level. The right side of the house forms landscape water feature which is visible from the large glazing of staircase area. The car park space is hidden at the back of the house.

Small Apartment which is Very Well Planned with Inviting Interior Design
This small apartment is one well planned apartment with inviting interior design. Take a look at this 40 square meters crib photos where the owner seems to have quite a taste of space, functionality and aesthetic. I’d lived in apartment back then and there’s not much you can do, but today I was proven very wrong. This apartment which has one room, an alcove, bathroom and living room is so bright. This modern small apartment is very refreshing. The right kind of light colors are very well chosen and the choosing of furniture is just perfect. The core or the main place in this beautiful crib is the living room. You will love the light space given here, the openness and direct contact towards the kitchen, which surely have welcoming feeling and the right place for socializing.
The use of wide windows give this house natural light and make the room even brighter during the day time, and this is thanks to the white walls which reflect it and create feeling of so much expansion. Every thing in this small crib has been put very neat and good use of walls are clearly shown here. Maximizing the walls are done by using closed cabinets and for books the owner uses open bookshelf type for easy access. The L sofa is very good indeed, placed next to the windows, and we’d rather think that instead of putting house decorations on the windows, the owner should have add a cushion and small pillow and make it a reading corner on that window, which is just next to the sofa.
There’s nothing wrong with this home office design but the placing which is next to the TV will be gruesome when the TV is on, this can be distracting. The alcove accommodates a large bed and three cabinets for easy storage. All here is a small charming crib with good home decoration and well thought floor planning.

Denai House is private house design in Malaysia, designed by by Razin Architect in 2007 for an 8000 sq.ft site in Johor Bahru, Malaysia. The house, completed in 2009, is organized in an elongated manner perpendicular to the main road. The basic planning house is one room thick, to promote cross ventilation for all spaces, as well as ensuring every room has a view to the 3X15m long lap pool.
There is no formal enclosed living room. House layout was done strictly on practical everyday functions. Kitchen is located right near the entrance as the main activity center with family TV area next to it. Sliding folding timber doors open up the family to the lounge, turning it into a spacious combined area where kitchen, family, dining and lounge spread across the 6X18m area without any dividing partitions.[ Razin Architect ]
Margoliouth House, Modern House Design by DLab
Designed by DLab, this modern house is located in Singapore. This is house reconstruction on Margoliouth Road retains the majority of the existing 2 storey bungalow on the site. The existing house structure is retained and forms the largest solid volume which contains the family-oriented accommodations such as the Dining, Kitchen, Family rooms and children’s bedrooms. It occupies the western half of the site and anchors the dwelling as a whole. Three more pavilions were added to the eastern half of the site. The first houses the grandparent’s suite and master suite. This monolithic 2 storey pavilion is situated at the furthest eastern corner of the site to act as a counter weight to the existing house. The second is a double volume glass pavilion for the living room and is placed in between the first two pavilions. This space uses insulation glazing on three of its facades, allowing daylight to flood the room so that it is perceived more like a sheltered outdoor venue. The third addition to the house is a partially enclosed garden courtyard placed at the center of the house, making it the focal point of all the living spaces. The courtyard is treated architecturally like all the other rooms, with three sides of the space enclosed in glass and a staircase to the master suite cantilevering off its side wall. Source

Located at the palm coconut plantation in 15 minutes ride from Kuala Lumpur, Malaysia, TWS&Partners built this great tropical houses which located in urban environment but still has eco-friendly design of houses. Its modern design is inspired by Asian architecture, but due to the tropical climate. There was a lot of free space on the website, so that the roof terrace was created rain water catchment areas. Flag on the roof using solar panels up to 30% of energy through the village to be reduced. The house is a fine example of modern architecture and sustainable use of the site as thoughtful as possible.

Over the weekend i went to visit a house that had recently completed its transformation from an old looking 30+ year old bungalow into a cosy yet enticing home. This house literally screams “GRANDNESS” and walking around and inside the house (unfurnished as it may yet be) really gives the impression of the potential this home still holds. This is just the beginning and it still holds so much more potential!
Tucked away in the neighborhood suburb of Seputeh in Kuala Lumpur, this home is nestled away from the hustle & bustle of city life but without being too far away from the heart of it all the excitement and entertainment of the city. A stone’s throw away from MidValley City, one of the prime shopping locations in KL, this house is located in an area that’s strategically located yet holds an aura of peace and tranquility of a country home. Must be the effect of the very very nice Koi pond that encircles the front of the house….. i love the sound of running water… very soothing!

Built against a hill slope, every floor has access to a mini garden of sorts giving the entire home the feeling of being surrounded by a garden. The plants being only recently planted however have not fully grown but gives a very promising and cooling outlook of the future look that this house will possess as these plants mature. I can just imagine sitting on a deck chair under a canopy of leaves with sunlight streaming through its branches…. aaaaahhhhhh….. bliss!
Encircling Koi Pond
Built using a harmonious mixture of hardwood timber, marble, cement rendered finish and glass… lots and lots of glass… the house even if still devoid of furnishing, still gives a very warm, inviting and relaxing feeling both in and outside the home. A step through the 2 huge, custom built, hardwood main doors, you enter into a wonderful main living room / foyer of the home. Finished with marble flooring and full-length, ceiling to floor glass all round, this room is transformed into a bright welcoming room where guests can be entertained without imposing the on the privacy of the other more private and intimate areas of the home. With a massive wooden feature wall gracing the opposite wall as you walk in that has been purposely built to mount a nice flat screen TV ( a nice 50+ inch TV would fit very well here), guests would not be left bored when they visit. Heck nice music can be a plus when you have guests over and they’re all sipping on a nice glass of Moet.
Double Volume Ceiling!
Heading up the glass railed staircase to the dining, kitchen and private family living area, you are greeted by an amazing double-volume ceiling over the dining area. With the rooms on the 3rd floor overlooking down into the private family area of the home. The high ceiling and the extensive feature design against the far wall where the future dining table will be placed gives a sense of space and lots of it while still retaining the outdoor facing concept from the living room below.
The outdoor facing concept is extended not only within the confines of the living area but extends even to the plans for the bedrooms and bathrooms of the home. Built with sliding glass doors (frosted in the case of the bathroom… the owners not that big an exhibitionist. =P), the bathroom and bedrooms look out into their individual private gardens.
Distinctive Master Bedroom
However, the most distinct bathroom in this house, i would say is the joint bathroom in the master bedroom. With an Italian marble finish, this bathroom exudes class and style. Encircled entirely of tempered glass, the bathroom feels like a part of the room in totality. With hand shower, rain shower and a bathtub to boot, this is one bathroom that is equipped to meet your every need whether it is a quick shower or languishing in the bath tub while reading a good book, this is a bathroom that will fulfill your every requirement.
All the bathrooms in the house have been fitted with Grohe toilet fittings from the taps to the shower heads. No expense was spared in ensuring the quality of the fittings used. Heck… hacking out your marble wall would be a painful experience, just to replace a faulty part. Definitely not worth skimming too much on the cost of the items used.
To complete the resort feel of the master bedroom and the other rooms in the house, built-in bed frames were built finished in the same exquisite hardwood timber finish. And to top it off side tables were built with the same finishing to complement the bed frames. Can just imagine waking up in this room in the morning to the chirping sounds of birds just outside the window.
Indoor / Outdoor Kitchen
Topping off the icing on the cake, the indoor / outdoor concept was extended even to the kitchen area. The dry kitchen is situated within the family’s living area on the 1st floor with the wet kitchen situated just through a set of sliding glass doors into the garden and (at the moment unfinished) garden patio.
Complete with an island for casual dining and finished in the same hardwood timber finish similar to the rest of the house. The kitchen represents a functional part of the home even with its out of the ordinary design and layout. A small garden area has been planted with simple shrubbery and a tree that does not have dense leaves and canopy (don’t ask me whats the name… for the life of me i cannot remember what its called) which will provide shade and soften the sunlight as it shines towards the home.
It’s not often that that you find a home that exudes class while maintaining a sense of comfort and peacefulness so conveniently located within the city center. Well… not that I’ve had the opportunity to visit and see just yet. With its subtle design elements of bringing the outdoor softness indoors and complement the overall use of materials and space, i must say this is definitely one eye-catching home and i look forward to the day when it has been completely furnished. This is truly a work of art!
Lot 46 Vanda Precinct, Mines South Lake in Malaysia
Located in Malaysia, Lot 46 Vanda Precinct, Mines South Lake was designed by Arkitek Axis. Mines Resort City is a famous resort located south of federal district of Kuala Lumpur in Seri Kembangan. Over years of development, that area now consists of premier bungalow lots, apartment buildings, shopping centres, hotels, business complexes and theme parks connected by an artificial canal. The premier bungalow lots in Vanda Precinct of Mines South Lake offer evocative tropical homes in a secured environment and landscaped walkways to create quality lifestyle in this much sought after development. Situated in a quiet environment, the site measures about 8,564 sq ft with a built-up area of 9,313 sq ft.
Houses designed for the tropics should address the contextual elements inherent in the region; the need for cross ventilation, shading from sun and rain, the flow of interior space to exterior spaces, the abundance of lighting and the opportunity to incorporate landscaping into the design. The design objective of the house was to create a modern home whilst addressing elements mentioned above and provide good views to the surrounding environment based on the client brief.
Lot 46 is a 3 storey luxury home with 2 separate car park spaces located at both sides of the entry to the living and dry kitchen area. A series of elements like an infinity pool, pavilion and landscape articulate along the edge of double volume living and dining hall. A circular void of suspended canopy roof structure is dramatised by a tall tower tree via the void. Full height glazing along the living and dining hall simultaneously maximise the views to the outside essential pool area and pavilion.

VISUALLY STUNNING TERRACE HOUSE IN BANGSAR
I think I’ve mentioned this more than once that Malaysian home renovation sometimes lack innovation and look rather uniform regardless of the area the house is located in. To some extent, it is not the architect or designers who are to be blamed as they have to deal with tight budgets with sometimes impossible demands, owners preference and a plethora of other factors. Most owners are also not an adventurous lot and trying to get an innovative designed passed could some times amount to be as hard as trying to score your first music contract or convincing investors why your plans should receive funding. It’s a daunting task but not one that is impossible to achieve.
Here is an example of what could be dreamt up and executed when an architect or designer who knows their stuff goes wild within reason. The result is a home unlike its neighbours which maximize the utilization of space for your enjoyment. The company behind this Terasek House,JTJ Design, consist of 3 partners; Jessica Lim, Tony Heneberry & Jo England and are in the business of purchasing, designing and redeveloping properties for rental or resale with their very own signature touch and the home featured here is a showcase of their design skills and prowess with only a very few like Ng Seksan that come up with developments that are fascinating and outlandish in their own way.
What was once a basic terrace house in Bangsar’s Terasek area is now transformed into a beautiful garden view modern terrace house that feels alot more like something completely different all together. The elements of cement, concrete, steel and timber come together and create a home with almost showroom like qualities. The skylight into the middle of the home is especially a nice touch considering that the middle of the average terrace house can usually be quite dark. Everything about this home revolves around functionality and form; from the white painted roof thrusts, the wheels on some of the furniture and especially the bedroom window out to the stairwell.
There is no limit to what can be achieved with your home renovation (within your local council regulations & more importantly your budget) when some thought, creative license and imagination are put into play. This has got to be one of the best renovations for a terrace house that I’ve seen in a very long time. I’ve also recently noticed a home in Taman Tun Dr Ismail which was renovated about a year plus back that follows similar design cues. Wonder if its by the same company?
A HABITAT-MY EXCLUSIVE UPDATE: DAMANSARA KIM HOME REVITALIZED
Renovation for terrace homes in Malaysia is of interest of many people taking into consideration that unique and interesting home designs are hard to come across. Most home renovations and remodeling usually coming out finished looking much the same as many other homes in different suburbs around Petaling Jaya and Kuala Lumpur.
When we first posted the write up on this beautifully renovated yet rough facade home, never did we guess that it would become one of our most viewed articles in the year since it was originally posted. And to provide our readers with a better look at this home, we’ve been provided images by the previous owner of this home; which incidentally has had it front facade partially painted yellow at this point in time.
Located in Damansara Kim, this home is just a stones throw away from the popular Tropicana City Mall in Petaling Jaya. The majority of this home from the flooring on the ground floor and all the bathrooms were given a marble finish while the 1st floor of the home was completed using hardwood flooring.
What i find particularly fascinating about this home is the lack of colour on the facade. Finished in a cement grey, the facade exudes a feeling of eloquent mystery. With the placement of green plants to add a dash of colour to the home, it really helped bring out the elements of the homes look.

INTRIGUING HOME REMINISCE OF PERANAKAN HOUSES OF THE PAST
It’s becoming rather evident that most people looking to renovate their homes in Malaysia and especially in the Klang Valley seem to follow a template for their renovation. It isn’t uncommon to see similar type home designs within the same neighbourhood. So it’s no surprise when i almost squealed (ahem) in delight when i came across a feature on the renovation of this unique 1.5 storey home in Kuala Lumpur, Malaysia.
What was supposed to be a simple renovation for a single storey terrace house eventually evolved into the work of art it has become. The design of the home was dreamt up by Fabian Tan Architect while taking into consideration the clients extensive collection of chinese antiques. Looking at the pictures, a familiar mood comes back to me and its of the large Peranakan houses that you find around the Jonker Street area. It is reminiscent of traditional Straits Chinese (Peranakan) architecture that has been given a modern twist.
The finishing used in this house is not the most exquisite ever. It is in fact a great deal plainer that some of the houses featured on the pages of Habitat-MY but it is just as interesting as all those expensive villas (well in my mind anyway) simply for its unique renovation. For its finish, the house has been kept pretty much to the basics; white walls, cement rendered floor, cement staircase all framed in the highlight of the timber beams and paneling used extensively throughout the home.
The rawness of this home is definitely not something that palatable for everyone but for those that enjoy it, this home would be a definite dream come true.
INTRIGUING BUNGALOW INTERIOR DESIGN BY X DIMENSION DESIGN
Bungalow renovations in Malaysia are getting very interesting with owners today more willing to go beyond their comfort zone and try something beyond the ordinary. Just a quick drive past Bangsar last week showed many houses undergoing renovations. So I was pleasantly surprised when i was approached by X Dimension Design to feature a bungalow in Bangsar that they had worked on and i must say that there was some apprehension on my part. Would I like what I see or would I have to gently decline their request.
Obviously, that has not happened and I was worrying about nothing. The interior design done for this bungalow can be classified in one word “STUNNING”. My favourite space has to be the living room with its distinctive highlights and in the words of the interior design firm; “the natural rust textured and infused subtle vein on metal panel” feature wall. Gives the entire living room space a very unique look to it and was the result of countless trial and error before just the right touch and effect were achieved. Yes, so it may look a lil like rust but the impact the feature wall has on the living room is absolutely marvelous and it will definitely be a point of interest for guest coming to the house.
My next favourite spot in this home has got to be the kitchen. Besides it being the spot where yummy food gets made; the mirror finish of the kitchen built-in cabinets and island counter married with the choice of ceiling lamps some how or the other just seems to work out and match the colour theme. But it more than just aesthetics, having a open concept dry kitchen with island in a bungalow is definitely more practical these days and a great deal easier to clean when it comes down to casual dining. Asian styled cooking should still be confined to avoid over powering the home with the smell of cooking food.
It’s nice to see that there are those that choose to innovate away from the sometimes garish norms of the Malaysian interior design industry and I’m personally looking forward to seeing more of X Dimension’s work in future.

Description from the designers:
Hijauan is a house in the city of Kuala Lumpur. Situated on a small plot in a mature residential development, we took the Malay term “Hijau” meaning “green” as our design directive. Our aim was to avoid cutting a single tree on site. As such, the house notches its way around the existing greenery, especially the two majestic 50 year old mango trees along the side boundary.
The ground floor of the house is all glass, and can be opened up to the tropical elements. The 1st floor bedrooms are shielded from the sun with timber screens as well as the tree foliage all around. The massing of the house has been carved out all around with courtyards that bring in light, air, and green, making for tropical spaces that BREATHE.
